With the interchange benefits of the MTR Tuen Ma Line and Kwun Tong Line continuing to take shape, the area around Ho Man Tin Station is gradually transforming from a quiet mid-level residential neighbourhood into a key urban node connecting East and West Kowloon. As part of the MTR Ho Man Tin Station Phase II development, Onmantin is situated above a major railway hub, offering strong transport connectivity, mature community amenities and close to 1,000 residential units.

The project has obtained BEAM Plus Gold certification from the Hong Kong Green Building Council, as well as WELL Building Standard certification, reflecting its commitment to sustainability, indoor environmental quality and healthy living. To support these standards, Optimix supplied green building materials that meet the requirements of modern residential developments.

Among the products supplied, TA313 Tile Adhesive (Semi-Flexible) and TG410E Tile Grout (High Performance) have received Platinum ratings under the Construction Industry Council Green Product Certification 2.0. Both products have also undergone ISO 14067 carbon footprint verification and VOC emissions testing by Intertek in accordance with CDPH Standard Method V1.2. The results demonstrate low VOC emissions and effective control of formaldehyde emissions within 0.1 mg/m³, helping to reduce the potential impact of construction materials on indoor air quality and occupants’ health.

The Optimix products used in the project are manufactured within an 800-kilometre radius of Hong Kong and use non-halogenated packaging materials, helping to reduce the carbon footprint associated with long-distance transportation. These features support Onmantin’s green material requirements while reflecting Optimix’s focus on both technical performance and environmental responsibility.

For the project, Optimix provided a complete dry-mixed mortar system covering substrate preparation, wall levelling, tile installation and joint finishing. Products supplied include BP126 Base Plaster, SC216 Skimcoat (Fine), TA338 Tile Adhesive (High Performance), TA313 Tile Adhesive (Semi-Flexible) and TG410E Tile Grout (High Performance). The system helps improve substrate flatness, enhance tile adhesion and provide reliable support from base treatment through to final finishing.
